Exterior basement waterproofing in Akron, OH
Exterior Basement Waterproofing in Akron: When Digging Is the Right Fix
Exterior waterproofing means digging down to the footing outside your house, cleaning and sealing the foundation wall with a membrane, laying new footing drains, and backfilling with material that drains. It stops water before it reaches the wall. It’s the most complete fix, and also the most expensive, so it only makes sense in certain Akron homes.
We’ll tell you honestly whether your house needs it, or whether an interior drain system will do the same job for far less.
- Full excavation to the footing, not a surface patch
- Membrane, drainage board and new footing drain
- Written scope and price range before any digging
How it works
What Does Exterior Waterproofing Include?
A proper exterior job has six parts. If a quote leaves one out, ask why.
01
Excavate to the footing
The soil is dug away from the wall all the way down to the footing, usually 6 to 8 feet in an Akron basement. Utilities are marked first through OHIO811.
02
Clean and repair the wall
Old tar, dirt and loose mortar come off. Cracks are sealed and block cores or holes are patched so the membrane has a sound surface.
03
Apply a waterproof membrane
A rubberized or polymer membrane goes on the wall. This is waterproofing, not the thin damp-proof tar coat most older homes got when they were built.
04
Add drainage board and footing drain
A dimpled drainage board protects the membrane and lets water fall to a new perforated drain at the footing, wrapped in fabric and set in clean stone.
05
Backfill and regrade
The trench is backfilled with free-draining material and the soil is sloped away from the house so surface water runs off instead of soaking in.
06
Send the water somewhere legal
The footing drain goes to a daylight outlet, a storm connection where allowed, or a sump pump. In Akron it must not go into the sanitary sewer.
Interior vs exterior
Exterior or Interior Waterproofing: Which Does Your Akron Home Need?
Both systems keep a basement dry. The difference is where they stop the water and how much they disturb.
| Exterior waterproofing | Interior drain and sump | |
|---|---|---|
| Where water is stopped | Outside, before it touches the wall | Inside, after it seeps through, then pumped out |
| Typical Akron cost | About $10,000 to $25,000 | About $5,000 to $10,000 |
| What gets disturbed | Yard, landscaping, driveway edges, porches | Basement floor along the walls |
| Best for | Bowing or badly deteriorated walls, planned finishing, homes with room to dig | Most leaks at the floor-wall joint and through block walls |
| Season | Spring through fall; frozen ground makes it harder | Year-round |
| Wall kept dry | Yes | No, the wall stays damp but the basement stays dry |
Most Akron homes with a leak at the floor-wall joint are well served by an interior drain system. Exterior work earns its cost when the wall itself needs repair or protection.
Is it for you?
When Is Exterior Waterproofing Worth It?
It usually makes sense if
- Your foundation wall is bowing, leaning or has step cracks and needs repair from the outside anyway
- Water is coming through the middle of the wall, not just at the bottom
- You plan to finish the basement and want the walls themselves dry
- Your block walls are soaked or crumbling on the inside face
- A basement wall is already being exposed for another project, such as an addition or sewer line
- You have clear access around the house with no large decks, driveways or additions against the walls
It usually doesn’t if
- Water only shows up at the floor-wall joint after heavy rain
- The problem is short downspouts, clogged gutters or soil sloping toward the house
- Your house sits tight to a neighbor’s, a driveway or a porch slab on the leaking side
- The leak is one crack in a poured wall, which crack injection can often seal from inside
Why Akron
Why Do Akron Foundations Need Protection From the Outside?
Much of Summit County sits on glacial till and clay-rich soil that drains slowly. After a storm, that clay holds water against the foundation and swells, pushing on the walls. This is hydrostatic pressure, and it’s why water finds every crack and joint.
Many Akron houses also went up long before modern waterproofing. The typical home was built in the 1950s, and a large share of the city’s housing predates 1940. Most of those foundations got a thin coat of tar, called damp-proofing, which slows moisture but was never designed to stop water under pressure. After decades in wet clay, that coating is usually gone.
Add freeze-thaw cycles from late fall to spring, and water that gets into small cracks expands and makes them bigger each winter. Exterior waterproofing addresses all three at once: it relieves pressure with a footing drain, seals the wall with a real membrane, and replaces the clay against the wall with material that drains.
Cost
How Much Does Exterior Basement Waterproofing Cost in Akron?
Full-perimeter exterior waterproofing on an Akron home usually costs about $10,000 to $25,000. One wall costs less. Deep basements, tight access and concrete that has to be removed cost more.
| Job | Typical range |
|---|---|
| Full perimeter, average Ohio home | $8,000 to $20,000+ |
| Exterior excavation, Akron area | $10,000 to $25,000 |
| Exterior footing drain | $30 to $90 per linear foot |
| Waterproof membrane only | $4 to $7 per square foot of wall |
| Soil regrading | $1,000 to $5,000 |
| Interior drain and sump, for comparison | $3,000 to $9,000 |
These are typical ranges from published 2026 cost data, not quotes. What moves the price:
- How many walls need to be dug
- Depth of the basement and the footing
- Access: decks, porches, driveways, trees and landscaping
- Wall condition and whether it needs repair or bracing
- Where the new footing drain can discharge
- Hauling off wet clay and bringing in drainable backfill

The process
What Does a Proper Exterior Waterproofing Job Look Like?
- Inspect and plan. Find where water enters, check the wall for movement, and decide which walls need digging.
- Call OHIO811. Ohio law requires notice at least two working days, and no more than 16 calendar days, before digging so buried gas, electric and water lines are marked.
- Confirm permits. Ask who pulls any permit needed and confirm current requirements with the City of Akron.
- Dig to the footing. Protect landscaping where possible and shore the trench as needed for safety.
- Clean, repair and seal the wall. Remove old coating and dirt, fix cracks, and apply the waterproof membrane.
- Install drainage board and footing drain. Pitch the drain to its outlet and wrap it so clay can’t clog it.
- Backfill, compact and regrade. Use drainable material near the wall and slope the surface away from the house.
- Test and document. Run water through the system and give you photos of the wall before it’s buried.
Ask for photos of the membrane and drain before backfill. Once the trench is filled, nobody can see what went in.
Before you hire
Questions to Ask Any Exterior Waterproofing Contractor
- Is this a waterproofing membrane or damp-proofing?
- Will you install a new footing drain, and where will it discharge?
- How deep will you dig, and will you reach the footing on every wall?
- Who calls OHIO811 and who pulls any permit?
- What happens to my landscaping, walkways and driveway edges?
- What does the warranty cover, and does it transfer if I sell?
- Would an interior system solve my problem for less?
A good contractor will answer all of these in writing. If someone pushes you to sign the same day, keep looking.

FAQ
Exterior Waterproofing Questions From Akron Homeowners
What is exterior basement waterproofing?
It’s digging around the outside of the foundation down to the footing, sealing the wall with a waterproof membrane, adding drainage board and a new footing drain, and backfilling with material that drains. It stops water before it reaches the wall.
How much does exterior waterproofing cost in Akron?
Usually about $10,000 to $25,000 for a full perimeter. A single wall costs less. Depth, access, wall repairs and hauling away soil all raise the price.
Is exterior waterproofing better than interior?
It protects the wall itself, so it’s better when the wall is failing or you want the walls dry for finishing. For most leaks at the floor-wall joint, an interior drain and sump pump keeps the basement just as dry for much less.
How long does exterior waterproofing take?
Most single-home jobs take a few days to about a week, depending on how many walls are dug, the weather, and whether wall repairs are needed.
Can exterior waterproofing be done in winter in Akron?
It’s possible but harder. Frozen ground slows digging and some membranes need warmer temperatures to bond. Most exterior work in Northeast Ohio is scheduled from spring through fall.
Do I need to call 811 before exterior waterproofing?
Yes. Ohio law requires notifying OHIO811 at least two working days before digging, and no more than 16 calendar days before. Your contractor usually handles this.
Does exterior waterproofing need a permit in Akron?
It can, depending on the scope. Ask each contractor who pulls the permit and confirm current rules with the City of Akron.
Will exterior waterproofing fix a bowing wall?
Digging relieves the soil pressure and lets the wall be straightened or braced, but the wall still needs a structural repair such as anchors or bracing. Waterproofing alone doesn’t straighten a wall.
