Waterproofing Before Finishing a Basement

Waterproofing Before Finishing a Basement

Waterproofing before finishing a basement is the cheapest insurance you can buy for the project. Fixing a leak in a bare basement costs a fraction of what it costs after drywall, carpet and furniture are in place.

  • Why to fix water first
  • Seven steps before you build
  • Materials that forgive a little moisture

Why it matters

Why Water Ruins Finished Basements

Finished walls hide water until it’s too late. A small leak that would have been a damp spot on bare concrete soaks into the bottom of drywall, wicks into carpet pad and feeds mold behind the walls. By the time you smell it, the fix usually means tearing out finished work.

In older Akron homes, with clay soil and block or stone foundations, a basement that “only leaks once in a while” almost always leaks again.

Before you build

7 Steps Before You Finish

  1. Watch a full wet season. Look for damp spots, efflorescence, puddles and musty smells through spring rains.
  2. Fix outside water first. Gutters, downspouts 6 to 10 feet out and soil sloping away.
  3. Seal or inject leaking cracks. See foundation crack repair.
  4. Add drainage if water comes in at the floor–wall joint. An interior drain and sump is far easier to install now than later.
  5. Install a battery backup sump pump. A finished basement can’t afford a power-outage flood.
  6. Deal with sewer backups. If the floor drain has ever backed up, add a backwater valve.
  7. Control humidity. Plan for a dehumidifier or HVAC that keeps humidity between 30 and 50%.

Building smart

Materials That Handle Moisture Better

  • Rigid foam insulation against the concrete instead of fiberglass batts
  • Moisture-resistant drywall, held a half inch off the floor
  • Vinyl plank or tile instead of carpet on the slab
  • Pressure-treated bottom plates for wall framing
  • Access panels for the sump pit and any drain cleanouts

Don’t cover drain cleanouts or the sump pit. You’ll need to reach them.

Costs

What It Costs to Waterproof First

Most interior waterproofing jobs in Akron run about $3,000 to $9,000 for a drain and sump; crack injection is about $250 to $1,000 per crack. These are estimates only. Compare that with tearing out and replacing finished walls and flooring, and it’s usually an easy decision. See the Akron cost guide.

Special Notes for Older Akron Basements

Older Akron homes bring a few extra things to check before finishing:

  • Block walls can hold water in their cores. Make sure any drainage system includes weep holes so that water drains away instead of soaking new walls.
  • Old floor drains may connect to the sewer. If they’ve ever backed up, protect them before you put carpet or furniture nearby.
  • Low ceilings and ductwork can limit the space for insulation and framing, so plan the waterproofing first and build around it.
  • Old paint on walls often hides efflorescence. Scrape a test patch to see what’s underneath before you frame over it.

Common questions

Finishing a Wet Basement: Common Questions

Can I finish a basement that only leaks occasionally?

You can, but it’s risky. Fix the source first, or at least install drainage before the walls go up.

Do I need a vapor barrier on basement walls?

Most experts now prefer rigid foam board against the concrete over a plastic sheet, which can trap moisture.

How long should I wait after waterproofing before finishing?

Give it a few heavy rains to confirm the basement stays dry.
